Price per square foot may be the easiest way to compare two spaces, but it’s not what you are actually paying, the monthly rent is. This is an important distinction to keep in mind while searching commercial real estate. Price per square foot is a good comparison figure, since it incorporates both price and size, but tenants often get too focused on finding the lowest price per square foot and nothing else. Sure, you may find a space with a low price per square foot, but if it’s too big, too small, or too expensive monthly then the price per square foot is not going to matter. Use price per square foot as a barometer, but in the end you need a space that fits your business for a monthly rent you can afford. If a space hits both those needs than forget about the price per square foot, its just a distraction.
